Q. How do I advertise on your site?
A. What we need to do is book an hour for an IN-HOME CONSULTATION where we can come out to take pictures of your home and gather some detailed information so we can do a very detailed write up for you. We will also provide you with a Home Selling Guide, a sign, a stand, and our Welcome Package which includes a Letter of Intent for when you receive an offer, a tips booklet, as well as a coupon booklet that includes various coupons from local businesses. While we are there, please ask us any questions that you have on selling your home.
Q. How long does it take after the IN-HOME CONSULTATION?
A. From when we come out to when your home is ready for you to review is approximately 2 business days. So if we come out on Monday, your site will be ready for you to review by Wednesday. After you approve it, we will post it on the web site at your request
Q. How do you differ from other for sale by owner web sites?
A. Most other web sites make you do all the work. They will require you to take the pictures, do your own write up and create the web site yourself. As stated above, we come out to do an IN-HOME CONSULTATION which includes taking pictures of your home, gathering information so we can do a detailed write up for you, and we create the web site for you. You have enough to do when selling your home, you should not be worried about creating a web site, we do that for you. That is our job, not yours.
At SKHomes4sale.com, we believe in providing you with the Tools you NEED to SUCCEED. In fact, our Standard and Full Service Packages both include a Home Selling Workbook that will, in a Step-by-Step fashion, guide you through selling your home. We also have a database of homes that were advertised on our site and have sold. This can help you do your research when trying to value your home. We also provide you with a list of buyers who are looking for homes in your area. We provide everything you need to sell your home.
Q. How do I choose a Web Site to Advertise my home?
A. There are several questions you need to ask.
Q. Home many hits do you get on your site?
A. We receive 20 MILLION HITS PER MONTH on our site. This translates into approximately 3000 people a day viewing about 65,000 page views. PER DAY!!! And these are people looking for Saskatchewan Real Estate. You may get other sites that get these amounts of hits but these hits are people looking at Canadian Real Estate, not Saskatchewan Real Estate. So when asking other web sites what hits they get, make sure to ask how many hits they get that are Saskatchewan specific.
Q. Are you high on any search engines?
A. Yes. We spend a considerable amount of time and money on search engine placement. Since Google is probably the #1 search engine on line right now, we have spent a lot of time on that search engine and are very high on many search strings on Google.
Q. Do you keep track of your success rate?
A. We really don't. There are so many factors in selling your home that we can not control. We always tell our clients that our site will not help sell an overpriced home. Since we are not selling the home, and we have no control in how you price it, market it, the condition of your home, etc., we do not keep track of a success rate. What I can tell you is that thousands of people have sold using our service and will continue to sell and save thousands in real estate fees. In the past year, over 1000 properties that were advertised on our site have sold.
Q. How long have you been in business?
A. We have been in business since 1999.
Q. Will my house sell in a day?
A. Selling quick is dependent on price and the condition of your home. Although you may have heard of many people selling their home in a day after they advertised it on our site, (and many of the homes on our site do sell very quickly), but buying a home is a large expense and do not generally sell immediately. Real estate agents would not sign you up for a 6 month contract if it wasn't going to take some time to sell. But by selling privately and advertising your home on our site, you are giving yourself an advantage over others listing with an agent. We suggest people give it at least a month or two. For more on this check out our Home Selling Guide
Q. Are Houses Selling on SKHomes4sale.com?
A. In the past year there have been approximately 1000 properties that have sold by people advertising on SKHomes4sale.com
Q. Do you have a Glossy Brochure that you send out to buyers?
A. No. Houses sell so quick on our site, we don't need to have a fancy glossy booklet. If we were to create a big glossy brochure every two or three weeks, half the houses could be sold by the time we publish. Also, we would have to increase the cost of our service to create the brochure. Our feeling is that this is a complete waste of time and money.
Q. Do you have a New Listings Page?
A. Yes. This is our #1 viewed page on the site. It is critical that you are on this page.
Q. Do you have an Open House Section?
A. Yes. If you are having an Open House, you must ensure you are on this page. Simply give us a call and we will put your home on the Open House Page at no charge.
Q. Do you have a Reduced Page?
A. Yes. If you reduce your price, we do suggest getting on the Reduced Page of our web site. Many people keep a watchful eye on this page, watching to see which houses have been reduced.
A. Yes. We have representatives across Saskatchewan. We have local reps in Regina, Saskatoon, Moose Jaw, Weyburn, Estevan, Yorkton, Melville, Swift Current, Lloydminster and North Battleford.
Q. Do I have to do the write up?
A. NO. We do all the writing for you. Most web sites make the homeowner do the write up themselves. To save you the frustration of doing your own write up, we do that for you. So we take the pictures, we do the write up and we create the web site for you.
Q. How long does it take to get the site ready?
A. From when we come out to when your home is ready for you to review is approximately 2 business days. So if we come out on Monday, your site will be ready for you to review by Wednesday. After you approve it, we will post it on the web site at your request.
Q. How many pictures do I get?
A. How many pictures do I get?
Q. Do I get a Stand and a Sign
A. Yes. In our Standard and Full Service Packages, you get both a sign and a stand.
Q. Do you charge a Commission?
A. No. We are an advertising company that provides advertising space on our web site. We do not charge a commission. We charge a one time advertising fee.
Q. Are you a real estate agent?
A. No. We are not real estate agents. We are an advertising company.
Q. Can you help in setting the price of our home?
A. Unfortunately, we can not advise you on what your home is worth. Because we are not real estate agents, we are not allowed to advise on the price of your home. We do suggest you do your own research in valuating your home. We have created a web site called SKHomevalues.com that will provide you with a list of homes that have been advertised on our web site and have SOLD. It includes a lot of details about the home including the asking price.
Q. I need help in selling my home, what can I do?
A. Our Standard and Full Service Packages both include a Home Selling Workbook that will, in a Step-by-Step fashion, guide you through selling your home.
A. If you wish to download a Letter of Intent you can go to the following link: Forms Download
Q. I need an Offer to Purchase
A. When we come to do the IN-HOME CONSULTATION we provide each client with a Letter of Intent. This is not an official offer to purchase, but something a little simpler that a buyer and seller can begin the process with. If you do need an actual Offer to Purchase you can download one from : Forms Download
Q. I need Feature Sheets for an Open House. What do I do?
A. You have two options. The majority of our listings have an option called "On-line Feature Sheets". If you click this option you will get a one page Feature Sheet that you could print off when showing your home or having an Open House. Many buyers will also print this off before coming to view your home. If you want something a little more professional, we can create a customized Feature Sheet for you. We can either print these out for you or simply send you a pdf file and you can print them yourself.
Q. What if I have listed with an agent? Can I still advertise my property on your site?
A. Yes. We are an advertising company. If you feel your agent is not promoting your home enough, you can advertise it on our site. Just remember that if you have a contract with an agent, you will still need to pay the commission if you sell.
A. You can advertise you home on our site, but will not be able to have your real estate agents name on the site unless your agent has signed an advertising contract with us.
Q. I am a real estate agent. Can I advertise my homes on your site?
A. Yes. But you will need to enter into an advertising agreement with us. If you are interested, just give us a call at: 306-761-1310 and we can explain the process.
Q. What do you do during the In-home Consultation?
A. The In-home consultation we do in order to advertise your home on our web site includes us coming out to take pictures, gather the information about your home so we can do a proper write-up and create your advertising web site.
